房屋销售创下新高
Housing sales in May hit the highest level seen inpast six years’ same period, as a string of policyeasing filtered through, and buyers’ purchasingwillingness strengthened significantly, according toa research agency.
一研究机构透露,由于一系列宽松政策的实施以及购房者购房意愿明显增强,五月份的房屋销量创下了过去六年来同期销量的最高水平。
New home sale (in floor space term) in 30 cities monitored by E-house China R&D Instituterose 15.5 percent in May over April, higher than sale data recorded in past six year’s May,according to the institute’s latest report on Monday.
周一,该机构发布最新报告,据易居中国研发中心监测,5月份30个主要城市新房销售面积较4月份上涨15%,销售为过去六年来同期最高水平。
In year-on-year term, sale rose 34.9 percent. Sale rose in 27 of the 30 cities.
与去年同期相比,销量上涨34.9%。30个主要城市中有27个城市的销量均出现上涨。
Sale in first-tier cities surged 82.7 percent in May over a year ago, after a 59.2 percent rise inApril. Second-tier cities rose 25.3 percent and third-tier cities rose 32.1 percent, the reportsaid.
报告显示,继4月份同比增长59.2%后,一线城市5月份房屋销量同比增长82.7%。二线城市同比上涨25.3%,三线上涨32.1%。
Shenzhen led the nation with a 148.4 percent year-on-year rise, while Shanghai followed with a118.3 percent rise.
深圳销量增长全国最高,同比增长达148.4%,上海紧随其后,增长幅度为118.3%。
Average new home price in 100 cities in May rose 0.45 percent month-on-month to reach10,569 yuan($1,706) per square meter, according to China Index Academy, the research unit ofSouFun Holdings Ltd. Except a small up-tick in January, this price index has been declining forthe past 12 months.
搜房控股有限公司中国指数研究院数据显示,5月份100个城市的新房销售价格环比上涨0.45%,每平方米10569元(1706美元),该价格指数在过去的12个月中除了1月份有小幅回升外,一直在下降。
Behind the surge are several stimulus policies since the end of March, including greater supportfor second-home buying, interest rate and reserve requirement cut.
销量激增的背后是自三月底以来实施的若干刺激政策,包括开放第二套住房购买,利率和存款准备金率降低。
In addition, more than 100 cities have adjusted their housing provident fund policies, makingit easier to withdraw the fund to buy homes.
此外,100多个城市还调整了住房公积金政策,取出资金来买房变得更加方便。
For example in Beijing, from Monday housing provident fund payers could withdraw amaximum 1.2 million yuan for their first home, and a maximum of 800,000 yuan for theirsecond-home.
以北京为例,从周一开始,住房公积金缴存人在购买第一套房的时候最多可支取120万元,购买第二套房最多可支取80万元。
Previous policy set a maximum per capita living space, exceed which payers could not borrow.
之前的政策设置了最大人均住房面积,超出之后,缴存人不能借用。
"The rising sale reflected increasing willingness to purchase houses. Uneased by risingvolatility, many investors are transferring fortune they earned in the stock market toproperty market. It is expected sale in June will be at a high level, especially in largest cities,"said Yan Yuejin, an analyst with E-house China R&D Institute.
易居中国分析师严跃进说:“销量上涨反应出购房需求的增加,许多投资者对波动上涨比较紧张,将其在股市中赚到的财富转移到房地产市场。预计6月份销量会更高,尤其是大城市。
