“二房东”不好当

继饭补、房贴等福利费被明确纳入工资总额计征个税后，今后“二房东”们转租赚取的差价收入也将纳入个人所得税缴税范围，但业内人士表示，这项政策的执行将存在很大的困难。

According to a regulation from the State Administration of Taxation in mid November, landlords and anyone who profits from subletting houses have to pay tax.

根据国家税务总局11月中旬公布的最新法规，今后房东以及任何通过转租房屋获利的个人均需纳税。

文中的sublet house就是指“转租房屋”，也就是rent a house from a landlord and let it out to someone else。由于目前针对这项income tax(所得税)的征收还没有明确规定，一些real estate agents(房地产经纪人)建议landlord(房东)和property owners(业主)不必为rental income(租金收入)支付税款，甚至主动支招dodge income tax(避税)。

据报道，目前北京有大约510万migrant population(流动人口)，letting market(租赁市场)十分庞大，给监管造成很大难度。此外，接受遗产还需缴纳inheritance tax(遗产税)，工作中我们领到的是after-tax salary(税后工资)，而公司则主要计算after-tax profit margin(税后利润)。
