商品房待售量持续上行 “房地产去库存”成重中之重

国家统计局公布的数据显示，截至10月底，全国商品房待售面积再创历史新高。目前，全国房地产库存持续上行，如何“去库存”成为地产业发展所面临的迫在眉睫的问题。

Both President Xi Jinping and Premier Li Keqiang have talked about the real estate industry on different occasions in the past month, and have given clear signals that will seek to reduce the number of unsold homes.

上个月，国家主席习近平、总理李克强在不同场合均提及房地产行业，并纷纷传递了“去库存”的明确态度。

所谓房地产库存，其实就是未卖出去的房子(unsold homes)，而“去”所表达的“消除、减少”的意思，可以通过动词reduce、destock表达。

国家统计局(the National Bureau of Statistics)公布今年1-10月房地产数据，截至10月底，全国待售商品房(residential housing for sale)面积68632万平方米，比9月末增加2122万平方米，再创历史新高(hiting another historical high)。高库存(high inventory)是房地产业近期表现不佳的征兆，房地产正在从过去中国经济的引擎转变为增长拖累(affecting economic growth down)。

业内人士预计，调整地产行业的政策(a policy adjustment in the real estate industry)近期或将出台，此外，政府或将引入新措施(new measures)支持地产行业。

It is expected that the priority will be third- and fourth-tier cities that have a high inventory of housing, because they face huge pressure in reducing their unsold homes.

由于三四线城市面临巨大的“房地产去库存”压力，政府将优先考虑这些“库存重灾区”。

专家认为，房地产去库存不仅有利于经济的增长(economic growth)，还将推动以人为本的城市化进程(people-oriented urbanization)，并通过提供充足的住房设施(adequate housing facilities)鼓励农民工在城镇落户(settling down in cities)。
