“土地交易”火爆

9月以来，北京的土地交易出现了近两年来少有的火爆局面。截至9月27日，9月共计成交5宗住宅用地，由于当前土地交易市场竞价激烈，推出土地成交率为100%。

8月和9月期间，杭州、南京及温州等大城市土地交易也呈现增长态势，由此引发政府可能会加紧调控措施的猜测。

Land deal就是“土地交易”，完成此类交易的平台就是land market（土地市场）。过去几年，real estate developer（房地产开发商）的land reserve（囤地）行为，不仅抬高了地价房价、出现了高价land king（地王），还浪费了land resource（土地资源）。

为了遏制不断高涨的房价，政府先后推出了restrictive policy on home purchase（购房限制政策）、higher down payment requirement（提高首付）以及在部分地区试行property tax（房产税）等政策。不过，房价并未如期下降。
